McLean, VA - Freddie Mac (NYSE:FRE) today released the results of its Primary Mortgage Market Survey® (PMMS®) in which the 30-year fixed-rate mortgage (FRM) averaged 6.04 percent with an average 0.6 point for the week ending February 21, 2008, up from last week when it averaged 5.72 percent. Last year at this time, the 30-year FRM averaged 6.22 percent.
The 15-year FRM this week averaged 5.64 percent with an average 0.5 point, up from last week when it averaged 5.25 percent. A year ago at this time, the 15-year FRM averaged 5.97 percent.
Five-year Treasury-indexed hybrid adjustable-rate mortgages (ARMs) averaged 5.37 percent this week, with an average 0.5 point, up from last week when it averaged 5.19 percent. A year ago, the 5-year ARM averaged 5.96 percent.
One-year Treasury-indexed ARMs averaged 4.98 percent this week with an average 0.6 point, down from last week when it was 5.00 percent. At this time last year, the 1-year ARM averaged 5.49 percent.

Dan Hernandez, the newly installed president of the Ada County Association of Realtors, says you have to earn the right to be a successful residential real estate agent. As a young man back in Los Angeles, Hernandez routinely stayed after hours making up to 50 cold calls a night. He also went door-to-door introducing himself to people, most of whom had no use for his services. There was time spent working the "For Sale By Owner" and expired listings markets, as well as various Internet lead generation systems. The hard work, and the law of averages, has paid off in a career dating back 14 years. Hernandez now heads an organization of some 4,000 Ada County Realtors who are struggling to weather the worst sales downturn in recent memory.

The facility offers a therapy center and design elements that promote healing.
Saint Alphonsus Regional Medical Center officially opened a new floor for orthopaedic and joint surgery patients in the hospital's Central Tower on Monday.
"The environment is now safer, more comfortable and spacious for our doctors, staff and patients," said Sandra Bruce, president and CEO. "It will no doubt translate into even higher clinical outcomes and patient satisfaction. We now have the absolute best of both worlds."
Saint Alphonsus was ranked as No. 1 in Idaho for the past three years in overall orthopaedic services by HealthGrades, an independent company that analyzes patient outcomes from 5,000 hospitals nationwide. The Boise hospital performed about 7,000 orthopaedic surgeries last year.

The Idaho Department of Commerce announced today that it will conduct a seminar Tuesday, March 4, that will focus on business opportunities in Japan.
The seminar will be at the Courtyard Marriott Boise Downtown, 220 S. Broadway Ave., from 11 a.m. to 1 p.m. The cost will be $30 per person prior to Feb. 26 and includes a boxed lunch.
Featured speakers for the luncheon seminar include the following:
-- Akemi Harima, Idaho-Japan Trade Office representative, discussing Japan distribution channels and approaches to market entry;

Wells Fargo's senior economist looks at the Northwest as one of the stronger regions for the housing market.
"The economy remains strong in Boise and housing affordability is high, thanks in part to a median home price of around $208,000," said Gary Schlossberg, senior economist with Wells Capital Management. "Home prices are expected to weaken fairly considerably in 2008 and 2009, however, and then appreciate roughly 2 percent per year from 2009 through 2011."
Schlossberg spoke to bankers and investors at the Wells Fargo Focus annual report this morning at the Centre on the Grove in Boise.
"A lot of it has to do with demand, we're well along in the pull back in housing construction," he said, following the presentation. "We are seeing home prices decline and people that might otherwise have the wherewithal to buy a home might hold off buying a home until they get a better sense of the lay of the land, waiting for the dust to settle."
